Looking through my Audible playlist, these stick out to me as far as general economic principles for college aged students in no particular order.

1. Rich Dad Poor Dad Cashflow Quadrant OR Increase your financial IQ.  Other books of the series seem like more motivation and less information.

2. Richest Man in Babylon - George Clason

3. Set For Life - Scott Trench

4. Think and Grow Rich - Napolean Hill

It is possible however it would depend where the door is located, how it swings, and local regulations. Just search "5'x5' full bathroom layout".

Whether you are paying a handyman or asphalt company make sure you are using oil based sealer and not water based.  Water based sealers are far inferior to oil based as far as lifespan and penetration.

Typically only 50-75% of rental income is counted when applying for a loan. This might be different depending on the bank you use. The best think to do would be to call the bank and ask. In this situation if you have $1200 rent income/month and a $600 mortgage, the bank may only count $600 income and $600 expenses making the NOI $0, your debt to income increase, and more difficult to get your next loan.

I wouldn't shy away from young people with no rental history.  Run background checks to verify that they have no "mystery" addresses/evictions.  If there is no rental history you could ask for a cosigner, possibly the parents they currently live with and run background checks on them the same.

Inf= Infinite

Zero cash invested with any return would result in infinite cash on cash return.

If your looking for training techniques and drills contact Tony Koehler at Koehler Dog Training.  People will go out of way to compliment my dog every time we go out.  He will also recommend "The Art of Raising a Puppy" by The Monks of New Skete.  It has great information that helps you understand the physiology of a young dog.  If you have any questions feel free to PM.  Good luck, not much beats working with dogs and getting paid.
