@Evan Reinecke There are a lot of rentals in Dundalk that are overpriced so they are going to sit there.  Houses in this neighborhood can easily be rented for 1200 or less if the numbers work out on the purchase and renovation.  Check Zillow for for comps and limit your rental searches to only houses and townhouses with max rent of 1200.  Currently shows only 14 available with 6 only on the market for about 2 weeks.  Most of the remainder look like they are ghost listings.

@Charlie Moore I prescreen like @Bjorn Ahlblad suggests but also do group showings like @Chris Szepessy. Prescreen them through a phonecall or email. You will still have no shows but at least someone should show and be less of a waste of time.

If you don't think she will be able to continue to make payments and you can get the property rented again quickly, it will probably be beneficial to offer letting her out of her lease early in order to find a more affordable place.

Push back closing to when he can get out.  It should not take 45 days to move dogs and who knows what condition that house will be in after 45 days living there knowing he has little to no responsibility moving out of state.  That is IF he actually moves out in the time frame.  The safest thing to do wait for the house to be vacant, do a final walkthrough than close.

As a landlord you are required to make reasonable accommodation for Emotional Support Animals. If someone in the group home is allergic to animals, the request for an emotional support animal may not be a reasonable accommodation since it would negatively affect the health of someone else.

When looking for a new contractor I usually hire several people to do small jobs here and there.  When find one I like to work with I'll gradually give them larger projects.
