@Ali Ahmed Additional 200/ month (2400/year) on a 10k investment would be a 24% cash on cash return. I would definitely do that. Also replacing carpet with more tenant proof tile will lower cap exs. Just be sure your rents will increase that much but I think it's dedicated l worth it. Get started on it soon though. You're 12 days into the month and still getting bids. From here to the rest of the year you have school starting, holidays, and winter weather, all of which tenants don't tent to move as much.

SMH. You are turning as many good tenants away as bad tenants with a paragraph like that. If I was looking at temporary housing for work I would avoid the LL that airs out all his dirty laundry in a fb post.

I agree with @James Wise. Group showings will allow you to find a tenant more efficiently by taking less of your time and more of a competitive feeling for the applicants. Many people who "love the home" will not complete an application or screening if they know that they don't meet your minimum criteria and hope you will rent to them because "the house is perfect for their family" without screening them.
