Since fed is printing money like crazy, I thought that using gold to replace US dollar to measure housing price makes more sense and can provide us a more realistic view of how expansive it is.
My current feeling is that the price is relatively low, and I might keep buying for a while.
if the real estate price normalized by gold increases above 700, I will sell.

This graph shows the real estate price adjusted by gold, from 1889 to 2021. As we are seeing a record increase in housing prices this year, the gold adjusted housing price actually is very low, at a historically low level.
The minimum was reached in 2011, and from 2011 to now, there was not much increase.
Does this mean that the nominal housing price increase we are seeing in recent years is merely a reflection of inflation?
Shall we still buy into this market?

I will look at comps first. 1.3 m in A level city is cheap. Which city? If comp sells above 1.4 m, I will buy. Cash flow is irrelevant.

@Nathan Barshinger The money printed in 2020 and 2021 will likely cause significant inflation down the road. The Biden administration will likely continue printing. Therefore, I expect real estate price increase about 100% in the next 3-5 year across the country, mainly due to devaluation of US currency.
My current strategy is aggressive buying.

Do not sell. Price will continue up at least till the end of 2021. If interest rate remains low and fed continues its money printing, prices will likely continue up for longer time.
If you are planning retirement, buy your retirement home first and then sell. It’s easier to sell than buy right now.
