I saw some pics where someone cut large squares of either luan or thin plywood, glued them down and sanded/poly coated. It didn't look too bad, surprisingly!

The numbers on all those flip shows are garbage. I watch them only to see what finishes and colors are popular, lol.

I will only use either vinyl planks or tile for flooring in my rentals, I'll never waste time with laminate again (it did not hold up well to kids and pets, what a waste of time). No carpet anywhere, and I've had several tenants comment that they prefer the solid flooring over carpet, as it's easier to clean. They can always put a throw rug down for color/softness.

As far as vinyl over wooden subfloors, I have several rentals with vinyl planks over wood and haven't had a problem with separation. Make sure you leave the recommended gap along the walls and it should be fine.

What a cute old house! With that roof color, I think the sage green with cream trim would look great. And I'd leave the fence be if it's a rental, it looks to be in decent shape.

@Jeremiah House I'm a fan of Sherwin WIlliams paint - SuperPaint in satin for all walls, ProClassic in semi-gloss for all trim/doors/cabinets. 

Ceilings get flat white, I use the Maintenance Paint from Lowe's. 5 gallons for 33 bucks.

I've got several rentals with septic tanks. I explain to tenants when they move in not to put grease down the drains, try not to wash ten loads of clothes in one afternoon or use a ton of bleach, etc. but I really can't patrol what they do when I leave. I have the tanks pumped out every four years or so and haven't had any problems with them.
