@Keegan Darby You can get a virtual PO Box or one at the UPS Store, but they'll cost money too. I don't know of any free alternatives...

I just use a PO Box and deduct the cost on my taxes as a business expense.

@Nam Hoang Why on earth did he plop those big rocks on top of the wall? It looks silly. I'd definitely take those off and put flat caps back on. As far as the new mortar on the other wall, it'll age soon enough and match the old wall, I wouldn't bother repointing the old wall if it's sound.

I've been accused of over-rehabbing too, with people saying "It's just a rental!" I hate that phrase. It's MY rental, and I won't have junky houses. I'd be ashamed to rent something with broken windows or appliances.

I tend to have a lot of younger renters and the orange and green sheet vinyl floors, dark brown paneling, and crusty old bathrooms and appliances from the 70's that some landlords offer around here just won't cut it with the HGTV crowd. So yeah, I over-rehab. It pays off.

Lowe's sells those acrylic light panels, there's also a tool to cut them that only costs a few bucks.

@Derek Larson I list on both Cozy and Zillow, but require all applications to go through Cozy. If the application looks good I tell them to go ahead with the background/credit check part.

I used to post on Craigslist also, but I never got any quality applicants from there. Most come from Zillow.

Popular Gray and Eider White are the two grays I use also. All trim, cabinets, doors are Snowbound (Sherwin Williams). This is Eider White with my favorite flooring, Country Bluff Oak EVP from Lumber Liquidators (picture quality sucks):

I do have two houses with yellow exteriors that I used Wool Skein (a light greige by Sherwin WIlliams) in, with Shaw LVP from Lowe's in Resort Teak. 

And sometimes I use Quicksilver (pale blue by SW) in bathrooms or bedrooms so everything isn't all gray/greige.

Ah, more pets that magically transform into ESAs when they don't want to pay the fees. I'd reject them for the bad credit and move along, there are better candidates out there.
