It must have some kind of heating/air with that big floor intake vent right there. If it's not working, let your landlord know! He or she can't fix what they don't know about.

Definitely show them the rat so they can get that taken care of, too.

Honestly I wouldn't call it "snooping," but it is a good way to take a quick look around and make sure nothing else needs to be done to the house or yard while making sure the filter is changed properly. Not a thing wrong with that.

Generally I have the tenants change them unless they're difficult to reach or the tenant is elderly/unable. Yours sounds like a pain, I'd do it myself or get your HVAC guy to do it.

@Carissa Meek You can absolutely do them yourself. There are tons of YouTube videos on how to measure for new windows, tear out old ones and replace with vinyl. My husband and I did ten windows in one day last year for about $2000 - the installer wanted 5 grand. 

Like @Jim K. said, once we did a couple and saw how easy it was, I was kicking myself for paying all that money on previous rehabs. Never again.

I just touch up any chips or scuffs in the paint that a magic eraser won't get out - I keep a big box of those around, they're amazing. Deep clean the whole place, pull the fridge out and vacuum the coils, make sure all drains are working and sanitize them - stop and fill each sink with a mix of hot water, a splash of bleach, and several good squirts of Dawn dish soap. Let each one drain separately and flush with more hot water. (My plumber recommended this)

My last turnover, I did replace some vertical blinds that were tired looking and installed a new carport light. Little things can make a house look so much better...

Any 3 bedroom SFH in a decent neighborhood within 30-40 minutes of my house is fair game. I don't care when it was built or how trashed it is.

The only thing that would make me think twice is a burned out house, I've never done one of those.

I put ceiling fans in all my master bedrooms and family/living rooms, it's normal here in B class. I've haven't had anyone break them, but I did have to replace a $2 pull chain once.

I look at the new homes being built locally too...plus crib ideas from HGTV, Pinterest, etc. and try to recreate them on a B rental budget.

I did a kitchen and bath last year by exactly copying styles I saw in my Floor and Decor catalog, lol.

Not sure if this is a rental or a flip, but maybe you could leave everything where it is and install a range hood over the window (see pic)? I wouldn't get rid of that pantry, and I don't know what's on the other side of the fridge but it looks like you have plenty of space for a countertop microwave. Just an idea.

It really IS bizarre. 😂 Carpeted kitchen, creepy hallway of many doors, the antique chair convention in that one room...

Looks like it's been sitting a while, guess nobody can figure out what to do with it, lol.
