Demand is crazy here too. I haven't had any vacancies yet this year so I haven't had to advertise, but I do keep track of other rentals hitting the market and they're getting snapped up faster than free donuts in the break room.

I'd go with the first couple also. Especially since they're married (usually more stable than boyfriend/girlfriend) and they only have the one little dog.

Y'all, it's just a couple of cats for a morning, not a pack of rabid wolverines, lol. If they're like mine they'll find a sunny spot to plop down in and sleep all morning, they won't immediately run in and start peeing on everything and destroying woodwork like maniacs. 

It's a good tenant, she asked ahead of time, I'd allow it. Just make sure they go home with the friend when her apartment is done.

What kind of overgrown infants treat someone else's property like that?! They lived for free for 14 months and then trashed that man's nice house...for what? I hope they get jail time. Clowns.

I'm still quite happy with landlording, I spent 25 years working in manufacturing getting up at 3-4 am 6 days a week (or more) and now I'm home sipping coffee on a Tuesday morning...so, yeah. 😊

All rents have been coming in on time and I had two tenants renew this month. *happy dance*

I also shift 2 to 48 to get 50, then just add 50 and 25.

Also: those cheap, thin polystyrene shower walls make really good liners for the bottom of vanities and kitchen sink cabinets. Cut to fit, seal with a bead of silicone around the edges, and any spilled water/cleaning products won't sink into the wood of your cabinet.

 I've done this! Looks so much better than plain mirrors, and uses up scraps of door trim.
