Ouch. I wouldn't want to give up that 2.85% rate either. Can you get a few more hours at work, maybe get something part time, cut expenses, or perhaps sell something to start knocking that credit card debt down quicker? I'd go that route before refinancing.

What Nathan said! I haven't had good experiences with the home warranty companies myself, just not worth it to me.

I used to stress when someone called me with an issue too, so I get it. Over time I found a few good plumbers and two good HVAC companies I can call when a tenant has a problem. Stuff is going to break, it's good to find some local pros you trust to fix it when it happens.

As far as appliances, sometimes it's just cheaper to replace them, depending on what it is.

I always buy fridges with ice makers/water dispensers, never had an issue with them. I pull the fridge out during turnovers to clean the coils and inspect the water lines anyway. No biggie.

It's an appreciated convenience here with our hot summers.

I'm sure they don't feel bad about screwing you over during the holidays. You tried to work with them but they lied to you, so do what you have to do for your business and don't let it bother you.

I use the Coreluxe brand from LL Flooring and love it. As long as the floor is properly prepped and you leave the proper gaps along walls and breaks over 30' or so (or whatever your brand specifies), it's pretty bulletproof. I haven't had any issues with planks coming apart, and I install it myself.

I won't show a dirty house - get it deep cleaned after they leave, do any little upgrades you might have been planning on, bump the rent up if possible and relist as soon as all that's done.

They've got LVP that looks like tile but installs like LVP planks. I've been using that in bathrooms instead of tile and really like it. Easy floor prep and no grout.

I use the same LVP in the kitchen that I use in the rest of the house.

So the puppy magically became an ESA when they were told they'd have to get him neutered? 

Hopefully you have other, better qualified applicants to go with or can deny this couple on something else (credit, income) so you don't have to deal with their nonsense.

I've seen the higher end stuff sitting on the market in my area, but B-C class is doing well.
