It'll only take one time to get burned by someone's sob story, you'll lose that guilt real fast.
She'd be an easy no, she doesn't have enough verifiable income to qualify. Instead of feeling guilty, feel confident that you didn't set her up to fail/struggle, and in turn saved yourself future headaches.
It'll get easier, keep at it.

I'd use slats as mentioned above or maybe the artificial greenery panels that can be attached to a fence for privacy.

Try some local credit unions in your area - I've gotten a $38,000 portfolio loan at my credit union. It can be done, keep calling!

Nah. I'll continue to do my biannual inspections and monthly drive-bys, I've invested too much to let my properties ride for a whole year without my eyes on them.

I'll agree that vertical blinds are generally garbage, but I've installed the faux-wood plantation blinds in all my rentals and have never had a single tenant break/destroy/damage them in any way. The oldest ones are 8 years old and all I've ever had to do is dust them off.
Home Depot and Lowe's are where I get mine...I wouldn't say they're super cheap, but they look nice.

Agree with everyone else - just tell them what day so they can move cars and stuff away from the house, and that it will be a bit noisy while they replace the roof in case your tenant works from home or has pets/kids that may be sensitive to noise.

Yikes. When I read your first post I thought "aw, the flooring can't be THAT bad."
It is. He definitely mixed colors/styles and it looks awful. I don't blame you for being upset, they need to fix it.

I would lose the tenants and keep the house. They'll never catch up at this point, they're basically stealing from you.
There are good tenants out there, don't let a couple of bums sour you on renting your place.

Ouch. Is it feasible to hook up to city water and/or sewer in your location? I had a septic field go bad and it was cheaper to tap into the city sewer, so I went that route.
