What type of letter would you send out to these lists? I sent out a yellow letter to my inheritance list but had a really bad response rate. I used a letter that looks something like the one below. I'm getting ready to send out another mailing to my inheritance list and this new absentee list I just bought. I want to make sure I get it right this time for a better response rate. I'll be creating my own letters and envelopes but I don't want to hand write them all. If you guys have any advice it would be greatly appreciated. Thanks In Advance.

@Phil B. How did you print the name on the envelope? What program did you use? Microsoft office won't allow me to select that size envelope when trying to print

How would you guys recommend obtaining accurate comps for a state like Kansas or Missouri if you don't have a realtor and redfin is not available?

@Joel Owens I was interested in land development and I noticed you have a lot experience in that area. What's the best way to obtain knowledge about land development? I'm plan on being a developer in the future once my residential investing takes off.

What to tell sellers when they ask how you got their info?
