I think your first decision is what part of Real Estate do you want to get into, there are numerous aspects where you can make money and I guess that is your objective?

Buy and hold, Rehabbing, wholesaling, Note Buying and selling etc...

You have many options, my preference is Note Buying and selling because there are so many exit strategies!!!

Making money!! If you can buy a NPN for 40% of value, turn around and get it performing and sell it for 70%-80% of UPB after 12 months. There is a nice profit. I do agree with the others if you are unfamiliar with the business don't try and go it alone. I offer JV partners the opportunity to learn, invest and make a good return.

Peter you are correct, I said 60% work out but that really includes Modification, forbearance, DIL and cash for keys.  The other 40% go to foreclosure

I guess I was being too general, I hope that clears that up

I personally do all my workouts myself, have had success at 60% of notes purchased, however if you are not comfortable speaking with the homeowners then by all means have your servicer do it.

Welcome Bryan,  Real Estate is a great way to go for secure Passive income, I have a  number of rental properties and all are producing a positive cash flow.  You may also want to look at performing notes it is also a great way to get that passive income with a higher return

This is a performing mortgage loan on a property located at Lincoln St. in Babson Park, FL. This mortgage loan was purchased as an non-performing loan and was granted a modification. Payments started in February 2015 and all payments have been on time (10 payments seasoned). Pick up this performing note and get a 14.1% cash on cash return. The UPB is 49,000, the FMV is estimated at 46,900. Purchased this asset for 34,000, 72% of FMV. Great Investment for your IRA to replace the 1%,2%,3% return that it is getting now and it's secured!
