Jason,

When you divide the the total cash flow for the year (after expenses) into the purchase price you will get your Annual ROI. I sell re-performing notes and once I get them re-performing I usually offer them for sale at a 10%-15% ROI.

For Performing loans you can get a 10%-14% ROI on your investment. When you work with non-performing loans your ROI is much greater because it is non-performing and you can buy the asset for 20%-50% of FMV and sell for 80%-90% of FMV so the returns are much greater however I would not suggest anyone buy a non-performing note on their own without any knowledge of the industry. If interested you should consider working with an experienced Note Buyer.

As a Private Money Lender, you have many choices to invest in Real Estate, fix and flip rehab loans, borrowers with credit problems, there are many options but make sure you stay with Investors, do not work with owner occupied borrowers.  I work with non-performing Notes where I buy a loan from a Bank where the HO has not paid their mortgage payment for 1,2,3, yrs then I negotiate a modification and the returns are excellent.  If you are interested in learning more you may contact me.

Phillip, I have done numerous transactions in my SDIRA buying RE for fix and flip but mainly buying non-performing notes which is sometimes a challenge for some companies but I have not had any problems as a matter of fact I am getting ready to purchase another one. You do not need a Realtor. You will need to set up an LLC and identify a good custodian. If you are not experienced I would recommend staying away from one where you are able to write your own checks, you could get yourself in trouble, leave all the laws and regulations up to the professionals in their field. Welcome to BP Brian, I have done a lot of rehabs and some wholesaling as well as buying for my own portfolio.  Two years ago I was introduced to non-performing notes and I love it, no more getting calls that the toilet is stopped up, the heat is not working, and having to chase down my tenants for the rent or chase after the contractor doing the work.  I buy non-performing notes as the Lender and the HO pays me the mortgage.  It is a niche market that you may consider, give me an email if you would like to discuss further
