I am a Note Investor, I buy and sell non-performing notes. For the rest of this year I hope to sell 4 re-performing notes from my portfolio with ROI's averaging 13%,
Sell 7 foreclosures from my portfolio that I hope to complete by year end
My goal is to purchase another 10 Non-performing notes 
I am also seeking 3-4- JV partners to join in on the profits

File for eviction, they are 2 months behind and they will always be problem tenants

As a Note buyer, I purchased a small pool of non performing notes from a hedge fund, I was able to get a DIL within the first 30 days from one of them. I purchased this asset for 18,000 with a FMV of 42,000, I then turned around and rented the property out for 750.00 per mo., tenant has been faithfully paying her rent on time so in the first year I received 9,000, she has a 2 year lease so after the 2nd year of payments (9,000)my initial investment is returned, and I plan to sell property, possibly to tenant for 38,000, so my total return will be 56,000 on an 18,000 investment Not Bad.

And the best part is it was done in my self directed Roth IRA TAX FREE!!!

I am a newbie to Bigger Pockets but not a newbie to real estate. I have 35 years of Real Estate experience, buying, selling, rehabbing, building, developing and financing. I also owned a Home Improvement company for 11 years and then from 1996 to 2010 owned a mortgage company then started rehabbing homes again for several years until I started buying non-performing notes. I currently buy these nonperforming notes and attempt to do a work out with homeowner if unsuccessful I have (at last count) 12 additional exit strategies to make money.
