Like I mentioned in other post, we added 10 trillion+ to our debt, that went to corporations/businesses/people. Infusing that much directly inflates. Gave trillions in PPP grants, stimulus checks to people, and super unemployment. Free $ causes inflation.
If we don't want to pay off the debts, fine. Most of our debt is to China, and our children will keep paying off interest to our Chinese overlords

Bought a duplex in southern california 2016, cash flows 600$/month, appreciated 200k. That's why I invested in California. Crashes haven't hurt California compared to everywhere else.
If you don't believe in appreciation, check bay area prices for the last 20 years

National debt was 14 trillion in all the years up to 2016. Its up to 25 trillion now (and counting). We'll have to pay that back somehow, and it'll be in the form of taxes. Can't keep kicking the can down the road for your children and grandchildren to deal with

Why don't you do a low-down conventional? Usually 5% can do the trick. Sounds like the extra 1.5% can make you a lot more competitive, and worth it to me. FHA has more inspections, paper work and red tape

Then you should look at areas near you that you want to invest in that are within your price range. Sacramento? Fresno? You'll have to figure these out on your own. If you want cheaper, can go out of state.

If you can narrow down what exactly you're looking for will be helpful. Are you looking for a place for yourself? out of state rental property? mobile home? Condo? Townhome? place near you? near work? RE has many fields within it, figure out which one fits you.
