I would start marketing now. Just post that the unit isn't available until February, many people are planning their lives in advanced anyways

I don't mind paying tax-deductible interest at historic lows personally, but to each their own

Hey Zac,

You'll need to talk to an attorney to get everything assigned. 

If you are all contributing cash to make the purchase all cash, then all you need to do is assign value to the contributions and you deed the interests in the property accordingly. You could also purchase in a corp and assign value of the property through the shares in the corp.

Things can get sticky with so many investors though. What happens when one person cannot/does not make their payment? Divorce? Disease? Death? Will need to cover your bases in writing

If lease states they they're responsible for electricity, and they're not paying electricity... Utility company will simply stop giving them electricity and they can sit in your rental with their candles and bill that is no longer too high

I moved to the bay a year ago, and currently in escrow to buy in Hayward. Some good opportunities with ADU laws, rental prices, lot sizes in Hayward. Nice areas on the Hill there

I have property in southern California, and buying in bay area currently: In the bay area, properties are gone within a week, averaging ~30k over list from my anecdotal experience. Market is red-hot still. San Francisco and silicon valley seem to have more inventory for rentals, and slightly cheaper rents. These are areas that were/are highly desirable and had such high demand, low supply for so long that it has been a necessary minor correction in my opinion. 

There are 2 California storylines that are contradictory:

1. "Homeless is out of control! No affordable housing! Tent cities everywhere! rent control is making things worse! Homeless on every street corner, under every bridge! Not enough places to live!"

2. "Mass exodus out of California! Everyone is leaving en masse! Too many homeless and taxes have finally got out of control! State poorly governed!"

Either people are leaving California and alleviating the housing shortage OR there still is not enough housing supply and we have severe homeless crisis. Pick one.

Do you want cash flow? appreciation? hybrid? Whats your budget? how much can you afford? multi family? single family? Condo? town homes? A/B/C/D class? Short term rental (air BnB), long term? 

It depends what YOU want

You can buy prefabricated ADUs, garage conversions are generally cheaper as well. As someone who has done research into the space. 100k in California for a new structure ADU is about right

"we print it digitally... (goes on to say) We also print actual currency and distribute through the federal reserve bank"

This isn't a headline. This is the Fed chair saying very clearly in recorded interview that they are printing money.

Not sure if you're family is willing but if I had that much land I would put an additional dwelling unit on there. Big in-law/granny unit or a rental property.
