Tenant has not been in apartment for three days. It's her and her two kids plus an unidentified male who ended up just living there. I couldn't prove it. Other tenants including the neighbors had already filed complaints about them. It has been her first month. She didn't pay the rent on time. It's late so far two days. I e-mailed her and no response. She hasn't been at the apartment either. I'm really thinking that she's not coming back. If that's the case, what do I do with all their stuff? In the lease, I have it stipulated there will be a late fee of 5% if not submitted by the 5th day. I'm going to give her until the 5th of the month but then if she doesn't show up, I don't know what to do. I know I'm being premature but I want to be ready. This is the first time this has ever happened to me. I've been the owner for almost 3 years.

Purchasing an investment property in Tulum Quintanaroo Mexico. Hi, all. I am a dual citizen of USA and México. I am flying to Tulum this week to tour some properties. This will be my first time purchasing property there and I am not familiar with what my rights are as a Mexican citizen purchasing and borrowing money from Mexican banks. I've read in other threads on here about a Mexican trust? Would I need one, as a Mexican citizen? I just don't want to end up taken advantage of or be misinformed. Does anyone know what particular area in Tulum is expected to yield some good return? I know some investors may be skeptical for any type of foreign investments due to the pandemic but this is a time of great change, especially in working professionals. A lot of the work can be done from home now. I have reached out to a couple of BP members that are agents in Playa and Tulum for some guidance, but if I can have others input, that would be great too. Thanks.

I do have that too. a credit and background check is required for everyone over 18 years old. @Justin Thorpe
