We are doing some restructuring for 2015 ... decided to post the questions separately ...
2. If I send one of my staff to get a real estate license, pay for their training and their classes to buy and sell our properties, ( we bought 37 in 2014, sold most of them). Is there a structure that allows an agent to work for a non agent company, split their commissions with his "employer"?
Its probably in my real estate course manuals ... but thought Id get some input and thoughts from the BP group doing volume business, and get some insight into who they structured the way they did.

Couple questions ...
1. Realtors with a team, can an an individual Realtor, who has a more properties then he can handle himself, hire a Realtor to work for him exclusively, for a profit split, or a wage and commission structure, I see many of the top agents have teams, wondering what that setup and pay structure typically looks like.
Does the agent with a team, doing the "hiring" need to be a broker?

Good advise from @J Scott. In the beginning of our rehab adventures, I had a female friend with good design decor taste help me out. Later I used the top retail realtor in the area to sell my houses, and got his take on things I wasn't sure about. The realtors who sell a lot of houses may be better at helping you with what buyers want then some of the designers who know the latest trends but may be way ahead of what the typical buyer is looking for in your area.

We bought 5 houses from Hubzu this year...probably tracked about 50 that we offered on, the irritating part is the repeated weekly auction for the same property, month after month, there is one property that has been auctioned every week now for over three month. Most of our auctions start here at 10pm sometimes you sit there till 11:00 or later, you are the high bidder week after week only to find out that reserve wasn't met.
Calling it an auction is kind of a joke, they really are just checking on a weekly basis to see how much people are willing to pay and then they keep dropping the price.
But it is one of the prices that we have to pay to find deals.

@Joe Cantanzriti five profitable flips sounds like a significant level of competence in rehab.
If you are interested in helping a new investor, I can have them call you. They have been calling the listing agent on the properties they have been looking at. They have funding to do a deal, if that's successful they intend to do it full time.

- Other options, you can buy, close, then sell wholesale.
- Bank owned properties are typically not assaignable, You can do a double close if you use your own title company to close and they are amendable. Costs a bit more but banks typically allow you to use your title co to close.

Sounds like she would be happy to loan you the money for home improvements if it was a hobby,but not a business. Maybe its a profitable hobby, instead of a business :-) and all is well?
