If what she says is true, I know many people operating illegally. One of my private lenders has a 250,000 equity line on his house that he funds some of his deals with as well as some of mine. The bank is fully aware of what he is using it for, and is ok with it.

Sounds like you are well on your way to a successful real estate career, being a realtor with five rehabs under your belt. 

Did you do your projects in Youngstown, or surrounding areas of  Canfield, Boardman, Poland. I looked a few properties out there, trying to help an aspiring couple get started in the rehab business in Boardman.

You can try  @jasonrose, realtor puts on investor meetups in akron and canton, and is very involved helping real estate investors.

We buy most of our deals from the mls, we buy for our own rehab as well as supply three other rehabbers all their rehab deals. I hear it all the time that there are no mls deals available in our area, but we are still buying and rehabbing, as well as wholesaling to other rehabbers for 5-10k per deal. 

May not be possible in many areas, but its possible in a lot more areas then most people would have you believe, if you figure out how.

You mentioned you have three properties currently and are in the fix and flip business part time. You fixing and flipping all three, thats ambitious!

Saved about 2,000 in coffee, and dinner due to meeting other bp members the past couple years :-)  ....

In the middle of deals with a couple bp member that should pay off well next year...

One rehab partnership from a bp introduction, netted about 24k on first two deals, as partner split. Have two on the market and two under rehab with same  partner ...next year that partnership should 5x that amount.

Bought a property from a bp member, wholesaled it to a rehabber for 8k profit .. so total about 32k that can he directlty linked in 2014.

We always close with a title company. On bank owned properties we typically use their title company and save us some money, unless it's a title company we know with a reputation of not getting deeds recorded on time, then we pay extra  to have our own title company do the close.

When we close with the bank's title company they typically send out a mobile closer to wherever we are.

When closing with our title company we typically go to their office and one of their closers handles the transaction

We always the HUD prior to scheduling the closing, and always get title insurance

Unless its someone local, I ignore all requests without a personal message. If they dont take time to comment about why they want to be a colleague,  I wont take time to accept or respond. My take.
