Smells are tricky sometimes. Just when you think it is the carpet and padding, it is something else like dead rats behind the drywall. Something to hire the professionals for. You could spend days in a stinky house trying to find the base of the smell, and find something else.

I agree,

Calling during lunch or when it is time for them to get off is a bummer. I can't stand being on hold. Got things to do man! lol.

That would be nice. I am sure it happens all the time. Realtors listing a property they have equitable interest in (in a major way!) listing on the MLS.

But not all realtors are like that i guess ;)

Try to get you seller down some more. If it really wants to sell this property he will negotiate with you. Also find out how much they own on the apartments. This will give you a feel of how motivated they really are.

Boy is 25 minutes a long wait time. I guess these guys get more business than they can handle to keep clients waiting for 25 minutes!

Hi Gary,

You said that you need to be in the home by July 31st. Are you plan on living here, flipping, or creating a residual income from it. 31st is right around the corner. Please tell me it is vacant.
