Simply put, if you are a wholesaler, you want to close fast and cash buyers can do this.

Also, banks usually don't front the funds on the types of houses that we provide. So if a buyer tells you that they will have to go to the bank to get a loan, then you move on.

I agree with Andrew, if you buyers are interested in these type of investments, you are good to go, if not, you may want to pass.

Quick question. how much is that newspaper ad going to cost you? If it is over $100 you might want to reconsider and go and buy you 100 bandit signs to splash all over the city.

You may have a deal on your hands. Is 45K his first asking price before negotiations? You may be able to get him lower than that.

Nice fat check at closing. Make sure you have your buyers list stacked so that the deal will close in record time.

Did he not see the bright red cape around your neck when you got out of the car?

You are a savvy investor, you don't pay full market value for homes. You got to make a profit also.

Well if you get a nice sized deposit of $500-$1000 (non-refundable) that usually tells you if they are serious or not.

Never worry about someone stealing your deal. If you are sealing the deal on your end properly, you are golden.

Pros, you have access to the MLS at anytime and this gives you way more exposure.

I really can't think of any cons besides your broker thinking you may not be taking his companies interest at heart. Work what you know on both ends. You may be on to something.

You as the wholesaler should never have to come out of pocket for closing cost. NEVER!

When you get the property under contract, in your documents you make sure that it is annotated " seller will pay 1/2 of the closing cost.

The same will goes for the buyer. Make sure it is annotated the will also have to pay 1/2 of the closing cost. All you do is get the difference.

Everything is fair and everybody is happy. :D

Categorizing your buyers list will happen naturally as you continue to expose your buyers to your product "your homes under contract."

You will begin to see which ones are the serious players and which ones are the "all talk and no walk." The buyers that spend money with you on a regular are the ones that get priority on my buyers list. Because they keep buying my properties, I usually call them first, because they have bigger pockets than my other buyers, or at least they are proving it to me. :D

They go to the front of the line.
