Danny, on that preforclosure, are you sure that they are set at that price. Pre's around here are giving out 35-55% equity. See if you can get that down some more. It is worth a shot.

Go to Realtor.com and using the "rent" feature, select the area and the amount your friend can spend on rent. A number of homes will come up and most of these owners are open for lease option.

Alex you are sitting on a gold mine. Investors love properties that are already bringing in come cash flow. Slap a couple ads on CL and see what happens. Tell them what you got and I am sure you will get some prospects.

Welcome and congrats with your prior wholesale deals. You may want to check if you can still do them as this usually creates tension between the broker and the Realtor.

I am sure that you can make it wholesaling houses w/o bandit signs. I mean bandit signs are only one way of marketing.

But boy do I love them so. lol

Sure thing Ryan,

I would much rather come out the pocket to get the deal done than to let the deal die. Yes, this is true. But I am assuming that we are talking about wholesaling here.

1/2 of the closing goes to the buyer, the
other 1/2 goes to the seller. Why should you have to pay any of the closing cost even if it is a double closing.

If your attorney or title company is making you pay double closing cost then you better go and find you a different attorney or title company. Just my take on things.

A simple notebook will do. Make sure you keep on in the house with you, and one in the car. I go through one of these 99cent notebooks every month. Just writing ideas and steps to get these done.

If you are looking for how to get started, get your list built bro.

One you have your buyers list stacked, you have places that they want to spend their money. You are now at a major advantage. Focus your marketing there and you will have income flowing in like a stream. You cash buyer is happy so they keep buying more.

If you find one of them cash buyers with money coming out of their pores, you are golden.

Well well my friend, this is up to you. You have to find out what style of investing you will do. No saying that you should just stick to one, but depending your your circumstance you will have to make a choice. If you are super stacked with cash, you will make a different decisions than if you were not. You get me?

And about the FL market, you are in luck to network here on Bigger Pockets. There are so many people here from FL. :lol:
