File eviction now ! ..but yes There’s plenty of creative things you can do to make their lives a living hell on earth that will legally go right under the radar . I won’t post those on here but you can certainly have some control in this scenario to prompt them to leave .

Tell her to buy her own mattress that’s what renter insurance is for ! It’s not your problem that she bought inadequate insurance . Do not give this woman a penny . The reality is her bed is probably just fine a little water spot won’t hurt just needs a day Or so to dry up . No sense in buying a new bed that’s for sure . Tell her to duke it out with her insurance company .

As far as the nutcase accusing you of stealing I’d tell her “yes !” i did take your Money and I bought crack and hookers with it and I’ll keep doing it till you move out ! Find a way to get rid of this person she is going to be a problem I assure you

Not at all ! You’d be surprised . It’s Probably what a lot of folks on here would call a c+ or b- area . Not dangerous or scary at all .

As long as your 1st lien position .. it’s secured by a mortgage and the property is actually worth what you lent I’d say your doing fine and better than most investors get . We only offer 10% to our investors and a percentage of the trust

1% rule is a quick and dirty indicator right off the bat to use to pre screen the property

Most people have already given up in life . They drag themselves out of bed and go to the same place they hate for 40 years only to be unsatisfied . The boss throws a few crumbs to keep them from quitting and a nice gold watch at the end of it all for being a good docile sheep . ..then They retire and die ..
for the rest of us we have a different spirit in us ! We would rather be the type of person who creates our own economy luck and income . My 2 cents is simply don’t take advise from scared or broke people . They have almost always have no clue what they are even talking about . These folks are not risk takers they are scared of their own shadow . Success is not part of their language they’ve already given up in life and took the vow of the average .

Agreed . The option and lease must be totally separate documents and make no mention of each other . You don’t want this to be considered a land contract in a court room setting .
