Hey @Buck Dabill, it's difficult to say without the data, but we would assume if the property is on a lake (especially one used for fishing or summer activities) you could demand a higher nightly rate. Are you self managing or do you have a PM running it?

Hey @Buck Dabill, if AirDNA isn't giving you quality data, then I would suggest manually scrapping similar properties on the lake via Airbnb, VRBO, and Vacasa. You can view their review counts to give you a rough idea on the bookings and note what their weekend/weekday pricing is to give you another form of comp. I run a Lakehouse STR and did the same thing.

@Brett Henricks - I attended a large DST provider's conference last week, and asked around about Crew to other Investment Advisors...nothing remotely positive was said. Even if they offer a 721 on any property, I would recommend looking elsewhere. AFFO and DSCR ratios are critical when considering a 721 UPREIT.

Really hoping they turn it around soon for you and your fellow investors.
