What area is it in? Section 8 is fine, but not the most profitable strategy depending on it's location. Any chance you can furnish the units and make the medium term rentals? LTR is always a good choice if the numbers work, but I would lean towards standard residents over section 8.

Hey @Chelsea Whitt, where are you getting the ARV estimation from? If from a wholesaler, then I would absolutely double check those numbers! Rents seem to be solid for that purchase price, just run your numbers and factor in vacancy, ongoing repairs, PM services, and CapEX. If everything checks out, then you should be good to go.
As far as your lending options, the answer depends on how much risk you are willing to take. If the HELOC secures the deal for you and the numbers work, then I'd consider taking that route but not at the extent that it impacts your household budget too much if the property does not cash flow.
