Sounds like it could be a good rental if you held it, especially at that interest rate! I like the HEL idea if you don't over leverage yourself too much. Let me know if you want a second opinion on the rental numbers.

Hey @Sal Zafar, sorry to hear the project may get stretched out 2x or 3x the original timeline. There's a lot of good developers and flippers in Dallas, just be cautious of mentorships that don't give you true 1-on-1 time frequently. I'm also in Dallas, so I'm happy to chat about real estate anytime!

Hey @Michael Paling, I run the co-signers through the same process as applicants on Baselane. I also keep the standards the same for both. I don't think the local aspect matters so much for the co-signer, but I would speak with them personally to understand the relationship with the prospective tenant.

Hey @Jose Ferreiras, depends on the true state of the finances and your credit, so it's difficult to give specific advice. You could take the DSCR approach if you are worried about that. As long as you properly analyze the deal at a DSCR rate and it has a decent CoC/ROI, then you should consider making the move on the property. You can always refi out of the DSCR later down the road when your finances and rates improve. I recommend speaking with fellow NJ native @Jeff Nash about this.
