what else can i set my criteria for as a wholesaler besides absentee owners?

why shouldnt i just take everyones calls and do arv-repairs-my profit= max offer and do a bunch of wholesale deals?

are bandit signs worth it for wholesaling?

how am i supposed to weed out all the motivated sellers with them. with wholesaling, dont i have very few people who i can work with?

if im wholesaling idont have funds though.

how much would it cost to have a contractor look at the property?

and this might be a dumb question but what does a title company do? at what time during this whole negotiating process with the seller do i get the title company? i thought they just wrote the contract pretty much and put the deal together

i am about to send out 50 mailing letters to absentee owners.

some people say for the first phone call not to find out too much. they tell me to find out the property address and than to hang up find out comps and call back for more information.

some say to find out more. how much they want for the house, why they are selling, how much equity they have, how motivated they are, etc.

opinions? how much information should i have by the end of the first phone call?

i have a suggestion for the BP website

has anyone used Yahoo answers? you know how when you answer a question you get two points and when you ask a question you lose 5 points.

do you think BP would be bettter if we had a point system so there werent so many questions being asked unanswered?

even if you know very little about Real Estate you can still give greetings to people. it will make people more active on the BP website
