Get a lawyer familiar with commercial real estate laws. It would seem to me that no lease should be enforceable through a sale of a property. A lease is a contract with the landlord and tenant, signed by both parties. Well, if you don't sign a lease with the tenants, then there isn't one. Just be careful about taking ANY money from them as that might legally bind you as a landlord/tenant relationship. It'd be better to eat the cost of them hanging on then take the $400 per month "just until they find a new place" if by taking the money you get locked in.

I've never heard of a lease "surviving" the sale. The lease is a contract between 2 people, and you weren't one of them!

I'd avoid them. It's just a Guru course, they'll charge you $500 for the weekend, then sell you a bigger package at the end of the weekend.

Sorry I did "not" do my homework better! Dave and Melina Boswell have a schemed with Arcadio Diaz and Eric Stevens to put on quite a show.
They have you enter into a contract ($500.00)for a 3-day event , the money back guarantee is upfront, from the first day up until 5:00pm (Friday) they will refund your money.

HOWEVER,

What they don't tell you is they don't disclose or "drop the bomb" on you UNTIL the 2nd(Saturday) day ,that in order for you to go further,you need to invest in 1 of 4 modules. Prices ranging from $4000.00 -$25,000 in order to "really" get into their list of investors. So, you really cannot get your money back, pretty slimey!

The students are brainwashed into believing they are "real estate investors" and in reality they are peddlers of the education products. None of them have their own money involved, they have a list of 2800 or so they say, investors that they mass email out a property, they usually get from the one off deals from unsuspecting students who bring in deals in hopes for a collaboration.
The deal I brought in was taken into their back room and then told me I was going to get a "bunch of money" as Melina puts it.
They closed the deal and I did not receive ANYTHING! I found out the deal closed and it was traced thru a friend of mine that led back to NWAC. Nice!
So a lesson learned. I would not spend my money on this SCAM, this letter is for those of you that maybe considering it. I wish someone wrote a letter like this one, to forewarn me !!!
They seem like nice people , but in reality they are scamming people left and right!
Lastly, they shouldn't use their religion to influence people either, it is just wrong!

Definitely working better. Now when I quoted, then tried to mention in the writing, it didn't mess up the mention in the quote like it was before.

@Joshua Dorkin Although with the quote above, it highlighted in the quote and not in what I wrote. Not that that matters, but that might be part of the problem, double mentioning the same person if you quote them.

Exactly! A site just like yours can be built in about a half hour on Weebly. The free version has a link at the bottom like yours does to wordpress. I'm pretty sure the free version has a blog too. The pro version allows videos, storefronts, multiple sites on one dashboard, no link back to weebly, and a couple other extras.

You can do that, and get zero visitors from SEO. Linking to the MLS tools, widgets, iframes or whatever, will not be indexed by the search engines so it's going to provide very little value.

Patrick, it's true that he may miss some traffic from poor SEO, but the broker's site should link to him under the "our agents" tab.

When you're first starting out and struggling to keep food on the table, $60 per month ($720 annually) can be out of reach, where less then $75 annually plus extra labor isn't. The site can be used as a business card and he can take time to manually drive traffic there through signature links and social media. Advertising sites are also good link generators. There are some free and low cost SEO sites that you can plug your info in and generate lots of links for the bots to see. www.ineedhits.com is one that I've used in the past. Check out the "free tools" at the top of the page.

Once he gets a few sales under his belt, maybe then he can go with the $720 cookie cutter site. Or maybe he just keeps going with what he's created. There's a lot to be said for pride of ownership!

He could also add the idx to his site. An agent plan is $40 month, which would still save him money in the long run. http://www.idxbroker.com/idx_broker.php#original

I register my domain names at godaddy.com for about $7 per year (search for a coupon, they're normally $12 per year.) Then I go to weebly.com where I pay $60 per year for a pro account. With a pro account, you can have up to 10 different websites hosted for the $60.

I don't know about a MLS search tool though like on the site you mentioned. You can do custom HTML, so I imagine you can do it, or you can link from your site to your broker's MLS search and make it look like it's still on your page.

I don't know about the insurance, but I do know about dogs. They may not have lied. Rottie mix breeds usually look like Rotties. They have strong genes and they tend to show over the other breed. Usually with mixes, they don't crop the tail, but not always. If it had a long tail, it's probably a mix.
