@Joshua Dorkin - Don't take it personal. It's either that Google's mail server has filtered it due to your mail server being "flagged" as a spam host, (The company you use to send your mail also has other clients that do send spam, so everything coming from that ip is filtered) or enough people that have signed up here at BP have failed at REI and got tired of the reminder. Instead of clicking the "unsubscribe" link, they mark it as spam and forget about it, which in turn made Google's mail server believe they are spam.

I tried it in Opera (what I'm using), Firefox, Avant, and Explorer. It does it in all of them. On occasion it will work properly, but rarely. I only have the ad blockers on Opera.
I'm sure it's something in my computer as it used to work okay.

I'm using Opera browser on Win 7. I have all kinds of ad blockers turned on though, so I assumed it was with a problem with that.

The TV stays off during the day in my house. I HATE daytime TV! But even with on demand, netflix, movies, etc. that I do like, the TV still stays off. I turn on the radio for background noise, never the TV, it's too distracting. I get sucked in and find myself watching instead of working.

I had a CO detector that would alarm periodically. It was a plug in model, not a battery one. I bought a new one and installed it beside the old one, and the next time the old one alarmed, the new one was reading 0. The problem was with the detector.
Start with the cheapest fix first. Alarm might be junk and tenant shut of the furnace thinking it was faulty.
I don't know of a furnace with a CO detector shutoff, although, I admittedly know very little about furnaces. I did a Google search and can't find one. I did find a gas shut of valve that can tie into a detector, but not one built into the furnace.
I'd replace the the detector, have the furnace cleaned ($100 or so) and call it good unless the new detector goes off. Explain to the tenant that if the new one alarms, you need to know immediately so you can have the furnace repaired.

And can find no legal justification for what she's claiming.
Even, hypothetically, if it were classified as a common area, then she cannot withhold rent. She could however switch electric into my name OR deduct the estimated cost of the infringing items. Both of which are easy to deal with.
But she can NOT withhold rent.
How bad does a 1 time late payment on a mortgage hit your credit?
I want to use the money to evict her. I cannot deal with this.
I've been the nicest, most pleasant landlord to deal with.
Our kids have played together for chrissakes.
By the way, interesting enough, I called a buddy of mine and spoke to him about it. This buddy happens to work with the tenant on a daily basis.
He told me she was just offered a promotion for an out-of-state position, and the company offered to pay all relocation, travel, expenses, temporary housing, etc....
So it looks like this is just a quick cash grab. She's moving, and thinks she has nothing to lose as she's got a "free ride" so to speak.
How can people be so damn evil. I don't get it.
I'd suggest talking to your mortgage company and explain the situation. Some will work with you. Maybe they'll let you defer payment this month and double up in 3 months or something like that.

Different states are different in evictions. In NH it's quick, cheap, and simple. In MA it can take 6 months or more, costs a fortune, and when the tenant finally has to move, landlord has to pay a moving company (not picked by you but by the sheriff to the tune of $1800 for a 1 bedroom apt move) to move the tenant's stuff to a storage bin that the landlord has to then pay for 6 months.
