Hey @Jay Callerton. I agree with @Jason Hirko that no lender will like the fact you borrowed money for a down payment. Save additional capital for your down payment and don't payoff your 0% loan until you start incurring interest charges on that debt. You have a good plan, keep on it and it will happen!

Good morning @Ashton Woodson. You should check out my broker, Rogers Healy & Associates. I believe he is the best in the market. It's rather late now yet we are having an open house today with some of our top producers. If you can make it for even that last hour that would be great. In Ohio you will most likely need your RE License if you plan to make a profit from a real estate transaction. A friend of mine is a wholesaler in Toledo and is dealing with this now. What this video (https://vimeo.com/123455272). You should research discount brokers that only charge you per transaction.

I would suggest researching who the broker(s) is that is allowing those PM companies to operate under their license. I know here in TX there are discount brokers that will allow you to operate a PM company under their license, maybe there is a similar company there in CA.

I personally recommend Appfolio. It is a great platform. The learning curve is very short and they are very responsive to assistance requests. I've also used PropertyWare I did not like it at all. Horrible UI and not intuitive at all. There is a thread here in BP about PM Software Platforms, I think it's in the "Real Estate Technology and the Internet" Forum. If not perform a search for "Appfolio" or "PM software".
