 Hhhmmm, interesting!  I've never seen that.  Just looked at 15,000 records we pulled in San Diego using the criteria I used in the video, and there is not a single unit number in the Property Address.  But we'll keep an eye on that and investigate your alternative.  Thanks, Jerry!

It's an intriguing idea, but we focus on only one pitch - our interest in buying properties from them.  It can be distracting to blend the messages, but I get what you're thinking...

We do separate mailings to join our buyer's list and in that one we only send to people who have bought more than one house with cash in the past 6 months...

Other than locally available data, we like to get absentee owner lists from Listsource (I show you how in this video) and we use postcards rather than letters as we can hit almost 2x the people with postcards.

YellowLetters.com has some super nice postcards that will cost less than your cost for letters and will save you time as well.

Yes, the market here might be considered "overheated".  But I don't see that changing anytime soon.  Inventory is still very low here.  This makes it a seller's market, which is true in most U.S. markets right now.

So, waiting may not be the way to go.  You would most likely pay more (could be another 10%+) for property in 6 months than you would now.  The chance of D/FW "cooling down" in the next 6 months seems very unlikely.  Buy 'em NOW if you can find the right deals!

YL Complete is a poor imitation of YellowLetters.com, IMHO.  YLs, aside, look at the postcards offered by each and you'll see a huge difference.

Investing in yourself, what you might call education, paying for gas, lunch, whatever is NOT investing in a   n investment, it is investing in your efforts to make money, these are NOT capital expenses.
