I am happy to chime in on Brian Gibbons.  He is an outstanding coach and mentor, he knows this business better than any "guru" you will ever meet, and the VALUE for what he  provides is outstanding. Coaching like this is the way to learn this business - not a weekend guru course. And Brian Gibbons is among the masters at this craft.

While I wasn't officially been in his program, I've had hours of discussions with Brian over the past 2 years that have vastly improved my approach to REI.  I am a better, more profitable investor today because of him, and I would absolutely consider hiring him as my coach.  You should, too.

Start with absentee as you mentioned, only those with at least 50% equity. 

Owner occupants over 64 year old (Seniors) - again, with high equity only and length of residence over 15 years - is another good group due to life changes and high % of properties that have not been updated or maintained.

I don't like bankruptcies or foreclosures unless you can determine equity because you can't help a guy who owes 96% of ARV, etc. You don't want to waste precious direct mail $$ on people that cannot take your offer even if they want to.

Seriously, as a marketing guy, I think a tagline is important when your branding is not obvious.  It's not a joke to say many people would assume "BiggerPockets" is a t-shirt or clothing brand. 

That said, if you just want to buy a T to support BP and wear it to your local REIA meetings, Scott's design is perfect because it's subtle... it's about affinity to a community you support, not driving "traffic" to BP.com...

Haven't heard of it, but it appears to be a website offered by "Pyramid Platform" which "provides a comprehensive solution for the management and disposition of REO properties in an easy-to-use, secure, web-based application", according to their website.

Good question!

The basic issue is, more frequent mailings don't create motivation for the seller if it wasn't there already.  Only time and life situations create motivation, not your direct mail piece.

I hit different groups with different frequencies because they don't all respond at the same rate - varies by type of homeowner:
-- Absentees - Monthly
-- Owner Occupants - Every other month
-- Probate - Every 2-3 months

You cannot create more motivation by mailing more often.  People are either motivated to sell when they receive you direct mail piece or they aren't.

Don't mail weekly.  It's a waste in this business...

Here's a story of 2 real guys that joined our WeBuyHouses.com program.  One had gone to a $25,000 weekend course with with reality TV stars.  The other paid $5,000 for a one-year mentoring/coaching plan with an accomplished investor/teacher.

Guess which one was completely out of RE investing in less than 6 months?

Agents/Brokers are held to a higher standard, and they fall under the state real estate regulatory / licensing entity.  You agree to conduct yourself in a legal & ethical manner as a condition of holding the license.

A marketing technique that violates local ordinances is not consistent with that commitment to legal & ethical behavior.

Like others said - you can do investor marketing for deals and you'll find that you can convert 4 (or more) out of 10 investor leads into a listing. But as far as buyers, I just don't see bandit signs as a good fit for finding buyers for retail (MLS) properties.
