@Amy Molea-Koppitz Your number are spit on.. We have a 2bedroom condo by SDC. Just about to finish 1st year of STR. Should hit around 165 nights of rentals. Did have 2 weeks of no rental due to a broken pipe. So that cost us 5-7 extra days over weekends in October. Could have been 170+ night is could have back to 2 weeks drying and wall repair.

Now looking for a 2nd unit in Indian point and other Branson area. Hoping to move up to a 3bedroom or another 2 bedroom if in right spot.

@Bridget Campbell we have used Evolve for our 1st STR for the last year. Onboarding set up was good, Evolve even provided a professional photographer. Listing was great and went well at 1st. BUT, we ran into problems when we want to update the listing. Or increase price after Covid restriction for our state lifted and saw more travelers. Our unit rented well but looking at other listing due to price not increasing we lost out 5-10% out on peak season time.

Teaont issue was when we had a water damage and needed Evolve help to cancle up coming bookings and asked then to help with guest communications for the refund options. They just sent an email and refumded guest, but only 80% and was going to take 3-5 days for the refund. We had to reco tact Evolve to fight for full refunds for our guess as was a unplaned failure with our unit. We also had to sirectly help the guess find other place as was only 3 days away. Thank goodness we conected with a neighbor in same complex and they just has a cancelation. We were able to get the guess imto other property and saved the guest vacation. WE ARE DONE with Evolve after this season. We will self manage going forward. Sucks that we will not have our 4.8 star review for last year and have to start all over as a new listing on each platform. Live and learn.

 Tony,  I saw this unit in Benson before it went Pending with a offer.  By the time I called my realtor wand set up an appointment for a viewing, it was under a contract the next day.  Realtor thinks it even went over over asking price.  Small 2 -4 units in Omaha go quickly.

The other ones I wasn't interested in buying. That is very slim pickings for a city this size.

I'm a Telecommunication Engineer in the midwest. Looking to buy and hold. Looking at turnkey in midwest (Kansas City,) for 1st unit as time is limited between my job and my 4 kids. Then as able to move into full BRRRR strategy for the same area as only about 3 hours drive away from me.

@Aaron Hilgemann welcome to BP. I am also in new invester in Omaha area. I too have been looking at the SFH around Colleges in both Omaha and Fremont. Thank you for your service and yes take advantage of thoose milatary benifits for loans.

@Peter Shannon Peter Shannon i too am looking to do about the same for a 1st SFH investment. Have good amount of equity in our personal house. Also have some cash as well but want to keep cash for reserves if needed.

I'm think of get pre qulified for both a heloc and a invesement home loan with our local back that wife has a relationship for her business. Also might check with local credit unions. That we have had car loans with in past too.

Let me know it you want to talk more about Omaha area as willing to help as a local.

Kyle, We too have been kicking around the idea of warmer-ish out of state short term rental. Currently looking in Branson, MO as its a family favorite. Jut started talking to a real estate agent in that area.

As others have stated make sure the condo complex/city/county allows for short term rentals. As we are looking into Condos, I have looked into what the HOA fees cost and what they cover. Some I have seen cover ALL utilities, and others are just for the maintenance of the exterior complex. HOA fees are currently my biggest concern for runaway costs, and verifying the complex allows for STR.

@Manuel Alexander welcome to BP. Good to see other Omaha investers on the site. I too am in the learning stage and forming my team and saving for 1st deal.

@Chris Egan I have a flooring and tile guy that is in Fremont. He and his son are family and do a great job. He does also do work in Omaha. Not sure if you need more then just flooring and tile work. He has a second job at the airport and does come in to West /North Omaha too. Where is your project? PM me if you want his contact info.
