An additional option might be to find out who other investors in your are are using.  You might call the listing agents on other flip properties to see if they are taking additional clients.  What are you telling the agents or receptionists when you call?

 Ok . Understood . My exact script : "Hi my name is Haitham Abbasi , I am a real estate investor in the Phoenix area , I would like to speak with a real estate agent that works with investors , is there any one available " 

Zach I would like to mention that I do not know where are the flip houses that are represented by real estate agent . As this contact with the real estate agent will be to understand the market of the Phoenix area, where are all that hot spots that investors are putting their money in , the average price of the houses there ..... Etc . 

That's the type of help that I need from an agent . And no one have provided me with deals that are in that location so far although I asked for properties listed as  is , vacant or has price reduction

I have been calling offices and asking the receptionist if there is any agent available that works with a real estate  investors. Thats how i am getting hold of the agents. would suggest any other ways to get hold of real estate agents that work with investors ?

Hello my friends . I have started my search for a real estate agent that will guide me to understand the market of the area that I live in. I recently contacted remax and Keller Williams real estate agents since it was recommended to me by a book that I am reading to contact these two companies . My question . I have asked some real estate agents to sent some MLS listings . It has been 24 hours and none of them has reached back to me . Is that a bad sign that means I have to keep Looking to find the right one ???? Or it's normal that they take that long . I appreciate your answers my friend . I am in the process of find houses that are vacant or boarded up.

There has been mentioned multiple times via books, and podcast that there are websites that offer these types of lists in return for a fee that they charge.

Are these websites usually accurate? if so what are some websites that I could visit and check out ?

I am in the process of preparing the contracts for wholesaling which there are two types of contracts that are used in wholesaling :Assignment contract , and purchase contract.

I have tried accessing the contracts that are posted on biggerpockets.com and have found a couple of good ones. Yet I would like them to be reviewed by a lawyer so it wont cost me so much money.

What best make a contract? How much should i be paying the lawyer? is there a deference for contracts that I should be looking at ( Knowing that I live in Phoenix Arizona)? what should I tell the lawyer when asking them to review the contracts?

Also if there is resources to look at for contracts please let me know .

 Greetings to you as well Haitham. 

You mention your budget is very limited, how limited are we talking? Keep in mind that it does actually take money to get into wholesaling (in the form of marketing mostly), it may not be a lot of money you need but it's still a necessary component. However, that does not mean you can't exhaust your free options such as Craigslist, referrals (through agents or friends), Backpage, etc. 

As far as the best marketing strategy, that's pretty area specific honestly. I generally use yellow letter direct marketing campaigns but your area might take postcards a lot better. I would say start with the yellow letters and go from there. 

The key to marketing is consistency, you want to keep touching the sellers every 4-6 weeks with your mailing for about 6 months.

Low budget Marketing = driving for dollars and knocking on doors

Does location Matter ? I reside in Northern Phoenix and would like to be able to wholesale in Northern Phoenix , Is

this are a good market ? Or is it Per deal ?
