Its absolutely fine, did you read 30 days of real estate by dean ? because that what I exactly did. I used the same exact words, and questions. said the first script to the receptionist, and ask the agent the questions. So Far NONE have responded to me, and I used Matt's script.
Does following the book work? I think i got frustrated when I got no calls back after calling ten offices of Keller Williams, REMAX... i mean some answered, and said the exact script. yet no new messages in my email.

John ! great points. How do I start , what should I do, Step 1? Step 2 ? I am aware of the things that you have mentioned. I need my first step because it seems like I have over whelmed myself with so much information from reading that i dont know where to start .

I really appreciate your knowledge, defiantly hit some good points that I will keep in mind. I am clueless as how the market is doing. I thought a real estate agent can help yet some on BP have told me that i need to figure out my financing strategy. Which I dint have the cash myself.
would it be possible to elaborate more on how to get in touch with the top wholesalers. I am willing to do whatever it takes to brush off some strategies that will help me, and I will be more than glad to assist with anything that i am able to do

Hello Friends,
I have searched, read multiple books , googled everything about wholesaling. Great strategy. period.
The problem : I dont know where to start. please note. I do not have the cash. And need to finance on deals.
I have read books that say that you need to find a real estate agent first, some say that you don't. Some say get buyers list first ... (which i do not know how to get the list). Some say know the market and where to advertise to invest ( I mean WHERE ? I am new and barely know whats across the city when it come to price ranges, and neighborhoods).
Also some say get on Craigslist and post that you buy houses cash.
What I have done so far.
- Bought business cards
- Submitted ads on Craigslist yet no deals come through. And those who call me are not even motivated.
- Tried calling real estate agents, and they wont return my calls because (although I don't tell them) they sense that i dont have the cash...
- Went to the court house (Phoenix Arizona) the court does not provide a list of people that are going in pre-foreclosure.
- made reward flyers.
I am so lost that I do not what else to do. and where to start. I wont give up. But i need a system that works. Because my system of things that I have done has gotten me nowhere.

ohhh. That makes some sense. Yes that is what I want to do! does that change everything ? what approach should i be taking ?

Try looking on realtor.com or other sites for vacant homes that look like they've been rehabbed and see if you start seeing the same agent or two over and over.
You could also look for local investment groups. There are usually agents in the groups that work with investors, or other investors that can recommend an agent.
Also make sure they aren't prequalifing you and you sound like a dead lead. Make sure they know you are a real investor with real money that will turn into deals for them.
Usually when you call an office and ask for someone, then will give your info to the next on line - which is not always the best person to work with.
No i do not have financing in place yet. and I will not be using cash because i do not have it .
What do you suggest to say to avoid sounding like a dead lead ?I would appreciate it .

Yes, that is a sign to find someone else. A good agent will get back to you within minutes. In this business you need an agent that is motivated to help you. The best ones are agents that are investors as well. They know the importance that time is money.

I appreciate the clarification. In your professional opinion what is the time span should i be giving real estate agents to send me information of listings after the first call? whats and ideal number ?

If you will be financing, start with getting approved by a lender. The lender - especially a mortgage broker - should be a great source of investor friendly agent referrals.

I do not know my strategy when it comes to financing . I am following this book that said to find a real estate agent that can help me understand my market . Because I still have no clue where to look for deals , and where are the hot spots where investors use their cash to invest! I am barely starting and j am facing this simple challenge Jesse . You are right some of them are busy and said so . I may be wrong but wouldnt that defeat the purpose of having them working with me if I want to jump in quickly on deals . They can not be busy at that time . How can I guarantee that ?? Is there any places where realtors are known to have an investing background ?
