Reading everyone's response is interesting, I know different areas of the country offer varied returns. Originally the aim was 150. We just take our time to buy right. I just averaged and we are making approximately 325 per door. I read a few responses and some said 200 or less wasn’t worth their time. I guess it really depends on everyone’ tolerance and risk.

@Eddie Cottingham I agree most MLS multi family are usually over priced, however practice doing your numbers. Then when you find a good deal you won't hesitate! I recently found 2 MLS multi family, asking price more than what my numbers say is a good deal. Plan on making an offer on both..... who knows.

Hi @Tyler Rebischke, and welcome to BiggerPockets! I can tell you my experience this past year. I spend 3-4 times a week looking for smaller multi family but bigger than a 4 plex. After about 6 months finally found a very promising lead. Working on it now. We should know in about a month if it will work out.
With that said, I would not recommend getting into larger multi unless you have a mentor or partner.
If you are still looking for a multiple, house hacking may be a good alternative. Before we pulled the trigger we educated ourselves, like what you are doing. Keep looking, be patient, keep educating yourself.

@Christopher Lane first of all I want to commend you for saying that you want to do this with your wife as a team.... Because one of her goals is being the best mom she can be, maybe try one strategy that @Brandon Turner did when his daughter was born. He purchased a 4-plex designed to be paid off by the time she when to college or whatever she decides.
I also heard of a flipper on a BP podcast that every time he sold a flip, he and his wife that originally wasn’t keen on real estate went on a vacation. She then began to look forward to this and didn’t mind the real estate.

@Shay Singh Interesting question. I have not done this personally but I remember hearing on a BP podcast with @Brie Schmidt that she has purchased multiple homes on a portfolio loan. You may have to contact multiple banks that will agree to do these types of loans. Smaller to mid size banks usually better for this.
