@Vincent Phan Welcome Vince, this is a great place to learn regarding real estate investments. Here's the answer to your question ...... it depends, probably not the answer you were looking for. So it really depends if you like the house, if you have kids, are you handy with fixes around the house, is your wife good with moving to not necessarily ‘the perfect house'. I personally love the idea of moving into a small multi family and growing from there. Condos are a good possibility BUT it's only as good as the HOA (special fees are a possibility). Condos many times have amenities that some people want and will pay extra. Many other pros and cons. What do you think would work best for you.

@Curtis Curley I totally agree with @Ryan Mahoney great advice. Those are great options. If you know another investor you could also do a partnership, but the other investors needs to be extra knowledgeable if your a newbie. I personally would keep it simple, go slow and learn as much as you can in the area you are looking to invest in.

Welcome @Brigham Bailey, I really like your post!  My son is a senior in college and has about 5,000 and is also very interested in getting started with real estate.  He too has been learning as much as he can, listening to podcast and reading books on this.  At this time he is planning to house hack.  Duplex, triplex or 4 plex as soon as  he graduates and knows the area he will be working in.  His plan is to move every 18 months or so, doing the same over and over again.

@John Garb, I am sorry that your family is going through this difficult time.  I agree with @Joe Splitrock please talk with an attorney AND your dads CPA.  They can guide you, but ultimately you and your family will have to decide what is best at this time.  I would warn to try to not make quick decisions but lean on others who have experienced similar situations or have been in real estate for awhile.

@Jeff Copeland, thank you for your response.  I have the same thought of opportunity cost if I don’t buy.  Every so often I guess just wanting to confirm I’m on the right track.  So far have passed on properties I don’t feel have enough cash flow and small extra cushion.  I am planning on slow and steady to reach my goals for rental portfolio.

I hear the news, newspapers and some TV “experts” say a recession is at the horizon.  This year I’m on track to have 1/2 dozen new properties.  Just wondering if others are concerned about a possible slowdown in the economy or just continuing to buy great deals in cash flowing areas.
