@Juan David Maldonado It all depends on your knowledge and the time you have.  If you have a good working knowledge or have a general contractor lined up and think you can get this completed within a fair timeframe perhaps hard money would work.  HOWEVER make sure you are conservative with your anticipated finish date.  New builds usually take longer than what we plan unless you’ve done a few of them.

I’ve heard as long as I remember “somebody’s gotta win”.  Not me, did play a in my younger years.  Young and dumb!  Wealth is created by our choices ......big as well as what may seem small.  

Dreams and goals are in our DNA.  I can dream without playing the lottery.   ; D

@Daniel Sprague I drive a lot for my job, you might want to listen to the bigger pockets podcasts.  This is in addition to any books. I agree with @Dan Barli regarding the books he recommended.  I started even more basic though.  The richest man in Babylon and how to win friends and influence people.

@Michael H.  I am concentrating on buying good properties as long as the numbers work and meet what I am looking for.  Will keep some cash on hand and buy more if deals present themselves.

It depends on what it is, 8-10%.  They manage both Single and Multi for me.

@Joseph E. Decatur not an area I’m familiar enough to advise on.  I have been researching a little more north from Normal to Terra Haute areas.  Those areas seem decent cash flow if that is what you are looking into.

@Zach Wittmann saw this post.  I have a property manager, his office/staff in Cahokia.  JMR Holdings, Ryan O’Dell.  Met him this spring and began working with him in July.  So far seems fair, gave me his cell phone, and payments on time.   

Good luck, not sue if he does that area but worth trying.  Edwardsville is really close.

@Dawn Anastasi I have never heard of CRM systems but kind of a newbie at this. I’ve made note and hope to have the need to use this in the near future!
