I have someone who wants to buy a rental house of mine with owner financing, we haven't defined details yet, but it is $36K over 7.5 years. what should the interest rate be nowadays??

This thread has been going on for 5 years... I'm using vinyl plank flooring now, practically indestructible!!

I started spending winters in FL, Last winter I gave my tenants deposit slips with "FOR DEPOSIT ONLY" rubber stamped on the signature line. Worked great, doing it again this winter!

Brandon, my question was, on the schedule E, do I add it to the depreciation of the house its in, or does it get its own column as in A, B or C if so what type of property in 1B, single family residence even though its just the furnace?

I put in a new furnace this year, I known I list it in part III of my 4562, but then do I combine it with the property on my schedule E or does it get its own column?

We had no rental agreement, that would have been signed upon paying the rent... They were supposed to turn utilities to their name Friday, If not done when I check Monday, I think I'll rent to the better tenants...

I had a prospective tenant give me a the security deposit with the understanding I'd get the rent in 2 days (no keys given). Now that date has passed and the phone number we have been using is disconnected. How long should I wait before renting to someone else? I have a better tenant lined up!

I've never seen it before, I'm watching "Worlds Worst Tenants" on Spike TV. Fun show its on 10-11 pm eastern Thursday on Spike.

I have a house I rehabbed last year and is rented out. I have a buyer willing to put 20% down with owner financing. I will have my lawyer write the paperwork when the time comes. My question is, how do I know they are keeping the insurance and taxes paid?? Anything else I should think about?
