I don't see the problem, You have two different buyers, one has cash and can fix up any dump, the other has to have a close to FHA home and pay the price for it. Too bad comps don't see it as two markets...

Good luck proving anything in court.. Do they pay the rent without problems? then no problem, at least til lease end.

Sounds like 25 cents a foot to me, but they told me there wouldn't be any math.

I thought I'd been doing laminate for 72 cents a square foot! But at .93 I'll still keep doing it!!

Ed, I'm talking about the thin foam pad that goes under the laminate flooring, $25 for 100 sq ft. at Home Depot! I guess thats 5 cents, not 4...

I've been putting in Home Depot cheap laminate flooring they sell at 68 cents a sq ft. with foam pad it comes out to 72 cents. My wife and myself can do a bedroom in 3 hours. If you have carpentry skills, its more fun than installing carpet! I haven't had any longer than 3.5 years, but its great so far!

I just sold a rental with a septic system, I had a new one installed in 1998, did nothing for 12 years and had to pump it for inspection at sale, no problems... And I had a washer and disposal going into it!
P.S. It cost $5000 here in 1998... Here an engineer has to design it before contractors know how to bid.

Most codes say you must go by the manufacturers instructions, At least that's their first line of defense in electrical inspections... And I've never taken a permit for a water heater replacement!!!

I can't believe a room color is a deciding factor in a purchase... I expect to paint everything anyways.
