I am totally in real estate, my wife is into CDs etc. I laugh every month when her checks come in... She laughs every time I have to go out at night to fix something or go to eviction court...

If you don't need a permit, and its a gable end (non load bearing), I would do as Ryan B says. If its a load bearing wall you have to tear it apart and put a new header in. Not a big job if the siding is simple to patch, like vinyl or similar...

Yes, here you have to have one or the other, I'm talking about heating season, I wouldn't turn a fan on any sooner than I'd open a window to let heat out.,..

I rarely turn the fan on in my own house, I can't count on a tenant to do it, so why bother putting it in???

Sounds like you already dislike your tenants. Just because something happens once doesn't mean anything. If it keeps happening, you have to make it bulletproof, if its rocking, its not installed right.

If the toilet is bolted to the closet flange like it should be, the wax ring can't "break". It is probably leaking from somewhere else and showing up there... I've found, if the tank is not touching the wall, people lean against it and they leak between the tank and bowl. I always fill that space (if any) with wood.

I've been using .68 /sq ft laminate from Home Depot in some rooms (dry, no entrance from snow) We (my wife and I) can do a room in a 4-5 hours. if it has to be replaced it won't be as often as carpet in my opinion.

Putting in 3 prong receptacles without the ground wire is illegal and will flunk a housing inspection. Let them use adapters....
