Seems like a no brainer, nothing beats a real hardwood floor, refinishing should last many years...

H clips are used for 1/2 inch plywood where rafters (or trusses) are 24" on center, but its not a requirement here. I'd check with the town code officer, I think the home inspector knows just enough to be dangerous...

If this is going to be a permanent rental, I'd remove the system... its worth nothing to the renter, they don't care if they pay you or the power co.

Your basis for depreciation is your purchase price (plus anything needed to get it rented) minus the value of the land, You can get the land percentage from your tax bill.
And the bank will add back in the depreciation to figure your income.
I'll leave splitting utilities with tenants for someone else, I've never done it...

I found out the same way, I sent 30 day notice rent increase and found out it had be 60 day notice...

I've had PV panels as a hobby, They work great, but I'd never consider them as paying for themselves unless you live far from the powerlines and would have to pay for a mile of poles yourself... .

I was prepared for nuclear disaster in the early 80's. We have a garden so depending on the time of year have 6 months of food without even planning on a problem. I live on a river bank so a couple gallons of bleach should give me enough drinking water. Now I instead would worry about financial collapse, If your cash buys anything, prices will be so inflated, spending now on barter items is a better approach. 9mm & .223 ammo are my favorites...

P.S. I prayed for real estate, but ended up buying my own.... I'd want a backup plan!

If you don't have to tear the kitchen apart to do it, I'd add the dishwasher, They won't want to move to a place without one after having it, on the disposal, I think the cleaner trash is to your benefit, especially in a multi!

edit: Just reread, your doing a new kitchen, I'd defiantly put both in, a DW won't cost much more than a 24" cabinet!
