Are you doing STR or Traditional?

Single-family residence buy & hold investment.

Purchase price: $100,000
Cash invested: $15,000

Purchased this property off market as rental for below market value and made cosmetic repairs to increase rent by $3,000 per month.

What made you interested in investing in this type of deal?

This property exceeded the golden rule of rent being over 1% of market value.

How did you find this deal and how did you negotiate it?

Private networking

How did you finance this deal?

conventional

How did you add value to the deal?

By making small cosmetic updates.

What was the outcome?

The property grossed high revenue and within 2 years it increased in value by 15%

Lessons learned? Challenges?

I would use more leverage more funding verse using my own funds in order to invest in more properties.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

No, I brokered myself.

1-4 units multifamily is considered residential. 5+ becomes commercial (different type of loan)

Welcome to BP. Awesome to see you getting started at 18! If you keep it up, you’ll be one of the interviewees on the podcast.

Hello! I am 18 years old and looking to start investing. I have read many mindset books including "Rich Dad Poor Dad", I listen to the BP podcast almost religiously, and I go to investor meetups on the regular. I would love to learn how to flip as I have a genuine interest in it. I want to learn how to better estimate renovation costs. I have the book on estimating renovation costs from BP, but would like to be part of an actual project before starting my own.. Any advice on how to get involved with a hands on project is greatly appreciated!  (I live in Atlanta)

What part of Smyrna?

Thanks in advance.

What part of Atlanta?
Have you considered investing in Atlanta?

@Joe Scaparra Gotcha! Thank you so much! Small multifamily (duplex, triplex, and fourplexes) is exactly what I'm looking for in Austin. They are everywhere in Atlanta, where I currently live, since it's an older city. I don't think I've seen a lot in Austin that can cash flow well? I am most likely looking at the wrong places. What strategies are Austin-based investors using besides appreciation? I'm just sitting on a lot of cash right now to wait for the right time. Austin seems pretty overextended right now to me.

@Alvin Uy Domain is basically going to become the "second downtown" in Austin. https://communityimpact.com/austin/northwest-austin/city-county/2018/05/30/austins-second-downtown-takes-shape/. There will also be a new major league soccer stadium close to Domain in 2022 or 2021.

What parts of Smyrna do you recommend? Are there areas one should stay Away from?

thanks in advance

@Tyler Hampton

I live in the area - some friends said the house they bought in Smyrna for $200k a year ago or so would sell for $280k now. Smyrna is already a great place to live: very close to Atlanta yet safer neighborhoods imo, close to Braves stadium. While that may limit upside potential, I only see Smyrna increasing in desirability for homebuyers. I dont have any evidence for whether or not to invest, but what I can tell you is that I love it here and want to stay.
