@Mike Young I've viewed tons of foreclosure properties and always wondered how they decided what to fix and what to leave. I walked through a Freddie Mac repo last month where they had replaced a furnace but decided not to put a $5 tarp over a gaping hole in the roof! Sometimes it just doesn't make sense. Welcome to BP!

A way to avoid this in the future is to not allow mounting to the exterior of the house.  We require the Dish providers to mount a pole in the yard.

@Dan Jones I have houses in the Cedar Rapids area ranging from 700 sq ft 2 bedrooms to 2000+ sq ft 4 bed 2 baths. My 4 bedrooms stay rented and I get referrals all the time looking for them so I guess you could say I have a wait list. I have had roommate situations before but most of my long term tenants are familes. They've decided to move for whatever reason usuall it's for more space and they don't like moving so they tend to stay put

@David Kasswelcome to BP! I invest in the Cedar Rapids area. What type of RE investing are you looking to get into? I was in your shoes 5 years ago while being laid off all of 2010. As soon as the bank would give me a loan I hit the ground running and have bought and renovated over 20 SFH. Let me know if I can be of any help.

@Beau Brown I really don't work with wholesalers. I saw your other recent post and I haven't seen anything worth buying in the under 30k range for a long time. Are you looking to flip or buy and hold? I see your in Iowa but are you familiar with the Cedar Rapids area? Are there any areas of town that you are more interested in or not interested in?

@Elliot Kelley welcome to BP!  I work in IC on various U of I construction projects but invest in CR. Not really familiar with the IC market but would imagine there would be a great market around the campus.

Thank-you for all of the advice.  I've got a lot of different choices that I'll have to begin implementing soon.  While I do plan to leave my day job in the next 6 years, I do plan to keep pursuing real estate in some form or another.  Perhaps no longer having my day job will open up doors to more lucrative deals.
