Hi Tommy,

First let me just say that I have ABSOLUTELY no experience with mobile home parks, but I work for a broker who says that they are BY FAR the highest and best use of land!  Is there any extra land to obtain new leases?  Can you revamp the current agreement with the tenants in order to establish something more secure?  The road upkeep and older septic system are a little scary, too...  I'm sorry I'm not much help, but I'm very curious to hear what some of the experienced investors with mobile park knowledge have to say!

I will do my best to give you an accurate portrait of the rental market here. We have a huge demand for single family houses versus condos. Depending on the community it's realistic to acquire a move in ready three bedroom two bath home in a desirable neighborhood for$150,000 give or take. homes that need work but have high rental potential for twenty to thirty thousand less. A three bed, two bath SFR rents through our company for $1000 - $1200 per month, and we charge a 9% rental management fee. If you prefer to self manage there is a finder's fee to find and approve a tenant for you.

I found the 123flip website in my searches before joining BP.  I love it!  It has been very informative.  I am starting a blog that will be more advice and how-to based called flippingonabudget.com.  When I launch, I will announce it here in the marketplace.

I work for Phillips Realty in Myrtle Beach, SC.  Our area was hit hard by the market crash and many of our investors sold off their rental properties.  Due to booming population growth and displaced homeowners we have way more demand for rental units than we can supply.  We provide full management services or simple finder's fee services where we place you with a qualified tenant and let you handle the management.  The majority of our investors live out of state or even out of the country.

Hi! My husband and I have decided on a name for our LLC which we are in the process of finalizing. I want to make the domain name the whole name spelled out: Northbeachinvestments.com. He thinks it should be abbreviated to prevent mistakes when typed in: nbinvest.com, nbi.com

Most of these abbreviated domains are already registered anyway.  Is it really a problem to have the whole name spelled out!

Hi Andrew!

I agree with @Daniel Mills !  It's great that you are getting into this so young!  By the time you are in your thirties (like me;( ) you will really be a force to be reckoned with.  I'm just getting started on BP as well, and everyone has been phenomenal!  How is the buy/hold market in Portland?  The RE company I work for in Myrtle Beach, SC has lost over HALF their inventory of rental properties as a result of the '09 crash and resulting shock waves.  We are in the process of rebuilding our inventory.  Ugh.  I hope Portland has faired better!

 Thanks for the vote of confidence!  I am the worrier in the relationship, always thinking of the worst case scenario.  My husband is easy going to a fault!  I guess we balance each other out.  We had a discussion with our investor, and our upcoming project will have an exclusive agency agreement in place, as well as a contract of how and when we are to be paid.  In the future, we will set up a percentage split, but for now my husband prefers to be paid for the work as he goes the way a contractor would be.  Once we replenish our savings a little, we will go for the split.

 Thanks again for the insight into managing and paying workers.  We have been lucky so far, but we also make sure one of us is present and supervising at all times!

@Antonio Coleman  I'm so excited to have a response from you!  I have been reading all your blog posts and taking copious notes!  We are re-doing our website and I plan to follow your advice this time around.  We are currently running Facebook ads for sales leads and having great results, so I like the idea of using that for vacation rentals also.  As far as the newspaper ad, what angle would you recommend we take on the wording in order to make sure we get serious investors, not just unqualified home buyers looking for a deal?  What should we say regarding the home for 50% off when they call about it?  I don't want to come off like I'm doing a "bait and switch".  Thanks so much for your help!  I'm a big fan!!

Hello out there!

I work for a Real Estate company in Myrtle Beach, SC. We have a sales, a rental and an HOA department. The owner also used to do vacation rentals, but stopped several years back to focus on sales. There is a huge demand for vacation rental management in Myrtle Beach and our company has decided to get back into it. I'm looking for advice on finding investors interested in having their properties managed- where to advertise, what services to provide, pricing to make us competitive for new business, etc....Thanks in advance!
