Post: Need lawyer recommendations for difficult tenant

Quote from @Nooshi N.:
My latest tenant has turned out to be a pain in the a**. She has made me jump through hoops with all kinds of claims, which I have been happy to do but she gets hysterical and overreactive. I am not new to this game, but I've never had a tenant like this before. Someone who pays the rent on time, but is so demanding on such a regular basis that I have no peace. And she's quickly eating through the income I get from renting this house, which is in Encinitas .
Please share recommendations
for good real estate attorneys who are adept at dealing with difficult tenants. So someone well-versed in tenant/landlord law who doesn't mind exchanging emails and calls with my tenant's attorney. I've personally run out of patience for this lady.
Thanks in advance.
2 years ago, I had a similar tenant and was a nightmare. I used Dennis P Block and he was awesome ! Look him up.

I have an investment property in upland, CA. The 1st year I got screwed and the tenant was a nightmare....had to use legal services to throw her out.
2nd year, I found an amazing tenant and has been paying on time and no problems. Amazing family.
This tenant 1 year lease is coming up....do I raise the rent? If I raise it too much, they might leave and I dont want that. Or do I raise it just a bit and hope they dont leave?
What advice can you give me if you've had experience in this area?

From what I have read, as long as both parties agree to terminate the lease, without any penalties, it should be ok. All that's due is the security deposit, for you to return as long as no damages to the property.
I also understand you can charge them a certain amount as a penalty....1 month rent to cover the downtime for finding a new tenant.

Hello I am new to the investing industry and have been reading/listening to podcast and reading forums. I went on Craigslist today and found the post attached. I decided to reach out. He responded with
“Hello this is Felipe wholesaler in Orange County
Nice to hear from you hope your event went well
I have motivated cash buyers
That love places in distress or properties that aren’t listed in the market”
I’m wondering how legit this is if he is a wholesaler and truly has buyers he is working with. Should I meet this person over coffee? Any advice would be appreciated..before I meet a stranger from Craigslist

Hey,
I have connected with a lot of random investors on the internet and would encourage to jump on the phone with them first and ensure as best as possible they are legit and not a scammer. I would absolutely encourage you to get out to local investor meetups.
Yes, this system probably works for a more seasoned investor, but definitely not for a rookie. Me being a new investor would definitely not know the right or wrong signs meeting up with a "potential" partner.

California....that should be enough for you to never second guess yourself. Whoever lives on the property needs to go through the normal screening process. Even if it's month to month.

I would advice against it. There's a higher risk of being scammed on deals like that. Even meeting in person, they can act like a straight up investor until they hook you in and take your money. Acting like a good person is easy for scammers.
In my business, as a kitchen contractor, I meet "investors" who want to partner up all the time. More horror stories than success stories. Luckily I kept my distance and focus more on the traditional ways of making money.

Yes....my last tenant really screwed me over using fake bank statements and documents. My agent did not do any checks.
I used a new agent to help me, he did all the steps to get the information proven, but because I got screwed before, I hired a PI to do a check. I paid him $50 to do it. (All checked out though)

Hello Jen. I went through a similar experience. I was told by multiple people to use Dennis P. Block. Their offices ONLY work on this type of issues. From what I have heard, they do thousands a year.
I DID use them, and yes, they are great! They know the system, file everything correctly and on time. They updated me as soon as something happened.
Yes, it takes some time, but they do it right the first time so you don't have to start over again. Good luck!

I recently went through finding a new tenant for my property. Am I allowed to use a private investigator to do a background check on potential tenants, WITHOUT letting the potential tenant know?

We put tenants into collections without a judgement or involving an attorney. It cost $0. Maybe its different where you are but I have never heard of needing a judgement to put someone in collections.
Yes, i CA, it's a lot harder to get stuff done. Legal system here only helps the wrong side!
