Post: Ice Maker Maintenance/Replacement

Don't buy fridges that have ice machines towards the top of the fridge.  The ones that last much longer are the ones that have the ice machine towards the bottom half of the fridge.  

insurance companies are also charging extra to cover ice machines.  Other than watching YouTube videos to try to fix it yourself, I don't see any other way.  Sorry.

My rental property is in Los Angeles county. I hired a lawyer to get her evicted.  She didn't pay rent the last 3 months, plus I paid all the lawyer fees. 

do I hire a debt collection service to follow them until I get my money back?  Is it worth it?

After a few months of paperwork, my lawyer has confirmed the sheriff will be going to the property to evict my tenant for non payment of rent. 

I'm asked by the sheriff to be at the property at a certain time with a locksmith. Once they get the tenant out while I'm there, do i make him take his stuff? Do I have to sit there and watch until he's all cleared out? If not, do I have to go back with the tenant at another date / time to get his stuff out ? 

what am I supposed to do when the sheriff removes tenant?  Sit and watch the whole thing? 

anyone have any experience on this matter would GREATLY appreciate your input.

@Sebastian Marroquin great job and thank you for posting your progress. I am a cabinet contractor and I redo kitchens, bathrooms, closets....I go through this process with a lot of my customers and its very exciting to see the transition.

 Yes. I speak to the husband one day, the wife the next. A 3 ring circus. Once they decide on what they want, the next day one of them changes their mind without telling the other. 

In the end, I just told them it cannot be done. I don't allow it.

Based on your location, security is probably important. I would allow it, but at her expense and it has to be installed professionally. Get it in writing!


 My issue with him is we had a rocky start from the 1st month. All was taken care of by month 2, and been going well since, but I don't trust him. Ill think about it. Thanks!

if you want to be a big shot investor, invest locally, no matter you live in CA, FL or OH.

If you happy with hundred bucks a month....then it's different story. I am not.

What I don't like about midwest housing is the winter, HVAC requirement , city and theft. Invest locally in your city is way better with 5 years projection.

That's exactly what I figured. Even if I own 5 properties out of state, I would NOT have the time to fly out and deal with 1 horrible tenant making my life hell. I also don't want to pay a property manager so much money. If my properties are near my home, it's easier and cheaper for me to deal with the tenants.

 Hello Nathan. What if the person staying at your place signed a contract but their 1st payment check bounced. In CA, would it be harder to get them kicked out using the police department? 

I had this issue before, and I wish my agent told me to accept cashiers check instead of a personal check, and I had to resort to hiring a lawyer to scare the tenant with a letter from his office. He ended up paying, but still a hassle. I wonder if calling the police for such a short stay would have worked too?
