Google employers for details. There's a good variety here in the area.

North or West is far to generic, just like it would be in your area. It also depends on what you define as a "good" area. Every area has the potential to be profitable. The drama level may vary considerably though.

There are two licensed property managers I know in Cincy. My properties are in Dayton, so i have no direct experience with them, but I've heard good things.

@Nazz Wang Something to consider also. You are buying an LLC, not Real Estate. That includes all assets and liabilities, such as checking accounts, credit cards, unpaid workers and invoices, unpaid rent, and taking the risk on any claims against the LLC based on the current owners actions. Make sure you understand the risk.

For example. I bought an apartment building. Two months later a tenant filed a claim against me for a slip and fall a couple weeks before I closed. I had the suit dismissed because I didn't own the building when she fell. If I had bought the LLC, I would not have been able to dismiss the claim.

I'm not trying to scare you off, but make sure you understand the risks that go with buying the LLC versus buying the real estate.

There are so many things going wrong in this transaction, I would pull it from that attorney & Title Co, and start over. A Land Contract is not that complicated.

@Ross Gill I go to Columbus once in a while. Vena Jones-Cox and John Hyre run the Columbus group and they are both great leaders. I usually attend the Dayton and most of the Cincinnati meetings.

 Go to the COREE meetings in Columbus also. There are a good bunch of local investors there with similar goals.

@Shane W.  The difference in Dayton over the past two years is nothing short of amazing. I thought it would take several more years for a recovery to start showing fruit here. I'm glad I was wrong on that one.
