Hi @Geoffrey Reno, welcome to BP. It's a great community of people. Obviously, you're off to a great start with the planning phase.

Work on getting your first deal done, then the second, etc. Once you have it going, you'll be able to decide when the time is right to transition to full time.

@Paul Amegatcher Those two certainly matter. The big missing piece that slows down everything is a significant lack of good contractors. I have a hard time believing how difficult it is to find contractors that will simply do what they agreed to do and do it right. Not to mention doing it on time.

There are legal ways to wholesale with a license, and without one. A license may or may not help you, "it depends".

This topic is argued often in the forums. Do a search, and you will find a lot of opinions.

In theory, yes. No conventional lender can close in 14 days (or it's a miracle). Very few conventional lenders will allow an assignment of contract. (I've trained a local lender to do so.) Some hard money lenders will allow the assignment.

Most wholesalers have been trained....uh told.... that they have to have a cash buyer because of those reasons.

Newbie wholesalers don't realize some lenders will actually close on assigned contracts. So they tell everyone cash.

Or you can get creative and use transactional or bridge funding to cash out the wholesaler while you get the conventional funding you really want. (budget 2-3 points for that)

And just because they want it closed in 14 days, doesn't mean they get it. I almost always give myself 30 days to close a deal. However, for the right deal, I've done it in two business days.

Get creative, have fun, and make a deal happen.

@Omar Merced The regular meetup is the 2nd Monday every month. You'll have to plan your flights better.

For the 27th, if some local multifamily people want to get together, I'll reserve a place.
