I agree with @Ryan D. above but if you are not able to sub it out yourself or don’t have any experience doing that, I have a GC I have used in Philadelphia that is thorough and excellent. I would estimate that it would cost you around 75 -80k to use him to get it all done for you. PM me if you would like his info. Good luck!

Hi Jason. Try spring garden lending in philly. I believe they go as low as 50k loan amount and will convert it to a rental loan after you are done with any rehab assuming you want to get your cash out based on a new appraisal.

Hi Joe. I’ve been looking in that area as well for long term rentals and the area a bit south of that as I believe the area will continue to appreciate. For me that cash flow amount would be enough but I’d hate to leave the entire down payment and closing costs in the deal. If you really like the idea of it being turn key, I think you should offer much less than asking since it’s been in the market awhile now. Good luck!
